Concrete Restoration & Resurfacing
Not every worn-out patio needs replacing. Cleaning, stain removal and color work can bring a sound slab back for a fraction of what a tear-out costs.
Concrete fails in two very different ways and they are not treated the same. If the slab is cracked through, heaved, or sitting on a base that has washed out, the honest answer is replacement. But a great deal of the concrete people want torn out is structurally fine and simply looks tired: years of dirt ground into the surface, oil and rust staining, weather wear, color that has gone flat. That slab does not need a machine and a dump truck. It needs cleaning, stain removal, and in many cases staining or color enhancement to bring the surface back. We do this work on patios, walkways, entries and stamped concrete, and it is usually a fraction of what replacement would cost. The first step is the same either way: we come and look at it. If it is a restoration job, we will say so — and if it is not, we would rather lose the small job than sell you a finish over a slab that is going to fail underneath it. That is also why this is a surface service and we describe it as one: we are not leveling, lifting or repairing the structure of a slab, we are bringing back concrete that is still sound.

We come and look at the slab
The only question that matters first is whether the concrete is sound. Cracked through, heaved or undermined and restoration is the wrong answer, and you will hear that from us before you hear a price.
Clean it and see what is actually there
A great deal of what people read as worn-out concrete is dirt in the surface. Cleaning comes first because it changes what the rest of the job needs, and sometimes it is most of the job.
Stain removal
Oil, rust and organic staining are different problems with different treatments, and not all of them come out completely. You will hear which of yours are likely to shift before we start on them; nobody here is going to promise you a slab that looks new.
Stain, color and seal
Where you want it, color work brings the surface back or takes it somewhere new, and the finish gets sealed. On stamped concrete this is usually what makes the difference.

The test is structural, not cosmetic. If the slab is cracked through, has heaved, has settled at one end, or the base under it has washed out, restoring the surface is money spent on something that is going to move again. If it is sound and just looks tired, restoration is usually a fraction of the cost of replacement. We will look at it and tell you which one you have.
Sometimes, and sometimes not. Oil that has been in a slab for ten years has gone a long way into it. We will tell you honestly what we expect to get out before we start, and where a stain is not going to lift entirely, color work is often the better answer than scrubbing at it.
